The comparison rate where the lender publishes one, else the advertised rate. A fixed loan’s comparison rate includes the rate it reverts to. A date under a rate is the day a lender's announced change takes effect.

Comparison rates are based on a secured loan of $150,000 over 25 years. WARNING: This comparison rate is true only for the example given and may not include all fees and charges. Different terms, fees or other loan amounts might result in a different comparison rate.

What the fixed years hold

  • A fixed rate holds for its term whatever the lender's variable rates do. A variable rate moves when the lender moves it.
  • When the term ends, a fixed loan moves to the lender's revert rate, a variable rate, unless you fix again.
  • Ending it early can cost a break fee, which the lender works out when you leave. Many fixed loans limit extra repayments and offset.

As of 6 November 2026, for an owner-occupier borrowing $600,000 with a 20% deposit and repaying principal and interest, the lowest variable rate is 6.14% (comparison rate 6.05%) at Unloan; the lowest 2-year fixed rate is 6.24% (comparison rate 6.34%) at Southern Cross Credit Union. On those rates, the 2-year fixed repayment is $39 more a month for the fixed years. Figures are the lenders' published rates through Open Banking. Each figure says what a rate type costs a month; it doesn't say which suits you.
