Home loan rates in Australia, month by month

Each report is a dated snapshot generated from the same open-banking data that powers the comparison: the lowest owner-occupier variable comparison rates, the fixed-rate ladder from one to five years, how far the average variable rate sits above the RBA cash rate, the Big 4, and each rise and cut recorded in the month, lender by lender. Nothing is written by hand, so a figure quoted from a report can be traced to the lender's own published rate on that date.

As of 17 September 2026, the lowest owner-occupier variable comparison rate tracked by BankMate is 5.85% p.a. from Unity Bank (Essential Worker Home Loan - Owner Occupier), and the average across 107 loans is 6.76%, with advertised variable rates sitting 2.32 points above the 4.35% cash rate.
